Social Media Marketing for Real Estate
Social media marketing for real estate is posts and paid ads for agents, brokers, investors and property managers. Two sets of rules shape it. The Fair Housing Act covers what you say and show. Meta's housing ad category limits who sees an ad, with no age, gender or ZIP code targeting. We build content and ads that bring in leads inside both.
For agents, brokers, investors and managers who market homes on social
Where social media marketing for real estate goes wrong
Most trouble starts with habits from other industries. Real estate has its own rules on social, and they change what works.
Common Social Media Problems
Targeting Like Other Industries
Ads about homes run in Meta's housing category. Meta locks age at 18 to 65+, includes every gender and drops ZIP codes. A plan built on young couples in three ZIP codes fails before it starts.
Captions That Pick the Buyer
The Fair Housing Act bans housing ads that state a preference based on race, color, religion, sex, disability, familial status or national origin. A quick line like 'adults only' or 'perfect for a couple' does exactly that.
Ads Judged by Cost Per Lead
A cheap form fill that never picks up the phone is not cheap. Meta built its default instant form for volume. Its higher intent version adds a review screen before people submit, so you get fewer leads that mean it more.
Old Posts Nobody Rereads
Captions from years ago are still live and still speak for your business. The agents who wrote them may be gone, but the posts still carry your name. Nobody rereads them until someone complains.
Our Solution
Describe the home, not the household
Square feet, layout, the roof's age, the commute, nearby parks by name. Facts like these sell a home and say nothing about who should live there. Instead of 'perfect for a young family', write 'three bedrooms, fenced yard, six minutes to the elementary school' and let buyers decide. HUD's 1995 ad memo treats plain phrases like 'quiet streets' as fine.
A stranger decides what it says
HUD's ad memo uses an ordinary reader test. What a post says to a stranger matters more than what you meant by it.
How real estate social media advertising works today
You Declare the Category
Meta requires the housing category for ads about listings, rentals, mortgages and real estate services. Skip it and Meta may reject the ad. Plain home buying tips and fair housing lessons sit outside the category. If you're not sure, pick housing.
The Audience Gets Wider
Meta fixes age at 18 to 65+, includes all genders and blocks ZIP codes. A city, address or pin drop grows to a 15-mile radius. You can't exclude places or interests, and Advantage+ lookalikes are off.
Delivery Gets Balanced
Since January 2023, Meta has run a Variance Reduction System on US housing ads. It came out of a settlement with the Justice Department. It nudges delivery so the people who see an ad match the eligible audience more closely.
Other Platforms Match It
Google bans age, gender, parental status, marital status and ZIP targeting for US housing ads. TikTok has the same limits and no lookalikes. Moving the budget does not bring the old targeting back.
What still works
Custom audiences, like people who visited your site, still run in Ads Manager. So do clear offers and strong video. The sorting moves out of the settings and into the ad, so the creative carries more of the load than it does in other industries.
What we run in social media marketing for real estate
Each service answers one of two questions. What may a post say, and who may an ad reach?
Listing and Area Content
Posts and short videos about homes and places, written as facts. We cover layout, condition, commute times and what is close by. We leave out who the home would suit, and we check that the photos across your feed do not tell that story either.
- Video first
- Facts only
- Your voice
Housing Category Ad Setup
Campaigns built in the housing category from day one, with targeting set to what Meta allows. We rebuild old campaigns that try to slip past the limits. In US ads you can also add the Equal Housing Opportunity logo and slogan, which Meta itself suggests.
- Category declared
- Radius checked
- No workarounds
Forms That Filter
We pick between Meta's instant forms and your own landing page by lead quality. The higher intent form type and a phone check screen out junk before it hits your phone. Questions ask about timing and the home, never about the person.
- Form type chosen
- Phone check on
- Fast follow up
Retargeting You Own
Custom audiences from your site visitors and video viewers. These people already showed interest, and Ads Manager still lets you reach them in housing campaigns. It is usually the warmest audience in the account.
- Site visitors
- Video viewers
- Built in Ads Manager
Caption and Reply Review
A short written standard for posts, replies and photos, checked before anything goes out. A reply from your page speaks for the business too.
- One-page standard
- Checked before posting
- Replies included
Back Catalog Cleanup
We read what is already live and fix or pull posts that state a preference. Old posts by agents who left still advertise for you.
- Old posts read
- Fixes logged
- Removals noted
What changes when you work with the rules
Fewer rejected ads, better area posts and leads you can trace to deals.
Ads Stop Bouncing Back
Set up in the right category from the start, campaigns run instead of getting rejected. You stop losing days to appeals over settings you can't use.
Area Posts Get More Useful
Commute times, parks, transit and named schools tell a buyer more than a vague word about the area. So do price changes, days on market and open house times. None of it says who belongs there.
The Creative Does the Sorting
When you can't pick ages or ZIP codes, the ad itself picks the crowd. A tour of a starter condo draws different viewers than a tour of a ranch on five acres.
Leads Meet Real Deals
We tie each lead to showings and contracts. Cheap leads that never answer stop looking like wins in your reports.
Agents Know What to Write
A standard with real examples lets anyone post at night without guessing. Telling a team to be careful does not change what they type.
Old Risk Goes Away
Years of old posts are still live. Cleaning them up lowers the risk you carry today. A new standard on its own only covers what you post next.
How we start in your first month
Four weeks, starting with what you already publish.
Read What Is Live
We review your pages, recent posts and any running ads. We flag captions that state a preference and ads running outside the housing category. You get a short list of fixes, ranked by risk.
- Pages reviewed
- Ads checked
- Risky posts flagged
- Fixes ranked
Write the Standard
One short page with examples of what to write and what to skip. Your lawyer reviews it once, and then your team can use it alone.
- Examples both ways
- Reply guide
- Photo guidance
- Counsel review
Rebuild the Ads
Campaigns move into the housing category with broad audiences, retargeting from custom audiences and a form type matched to lead quality.
- Category set
- Retargeting built
- Form type picked
- Tracking tested
Publish and Measure
Posts go out after review, ads run, and we report leads, showings and contracts. Each month we cut what does not reach a deal and put the money behind what does.
- Review before posting
- Weekly ad checks
- Monthly deal report
- Standard kept current
Your first ninety days on social
Caption fixes happen fast. Ad testing and lead tracking take longer.
Audit and standard
We review live content and write the caption standard with you.
Ads rebuilt
Campaigns relaunch in the housing category, with tracking from form to showing.
First read on leads
We compare sources by showings booked and cut the weak offers.
Old posts cleaned
We finish fixing the back catalog, and the first deal report shows what social produced.
Deals are the scoreboard
A lead that never answers is not a lead. We judge every campaign by the showings and contracts it brings in.
Why real estate teams run social with us
We read what you already published before we plan anything new. And we tell you when social is the wrong channel.
We Start With the Rules
Housing category, radius limits and fair housing language come first. We build everything else on top of them, so nothing has to be torn down later.
We Write Facts, Not Hype
Our area content names places, distances and prices. It reads better, and it never describes the people.
We Track Leads to Contracts
We tie each lead source to showings and signed deals. If social is not producing them, you hear it from us first.
We Say When Search Wins
Someone typing homes for sale plus your city is ready now. That is a search job, and we will say so instead of forcing social to do it.
We Check Replies and Photos
Replies on your page are public statements by the business. HUD's rule on housing ads covers photographs too, so our review does not stop at the caption.
We Bill Month to Month
No long contract. You can cancel anytime, and the caption standard and ad setup stay with you.
A stranger reads only what the caption says
What works against you:
Captions that say who a home is perfect for
Ads built to slip past the housing category
Nobody tells you a post broke the rules. You hear it from a complaint.
A friendly caption can still state a preference
An agent writes 'perfect for a young couple' under a listing photo. It sounds kind. To an ordinary reader it says who should live there, and the post stays up for years under your name.
See exactly what is holding your social media back. No commitment required.

A one-page standard and honest tracking
No software reads a caption for fair housing risk well. A short standard, a review step and lead tracking do the job.
What is included each month
Weighted toward the two rules that set real estate apart: what you say and who sees it.
Posts
Written as facts.
Paid ads
Housing category only.
Tracking
From lead to contract.
Cleanup
What is already live.
What we will not publish
No lines about who a home suits, and nothing about a buyer's race, religion or family. No ad set up to dodge the housing category, even when a client asks for one.
How social media marketing for real estate fits with search
Social reaches people before they search. Search catches them when they are ready. Most real estate businesses need both.
Search Catches the Ready Ones
Someone searching for homes or an agent in your city wants to act now. Google Ads and SEO answer that moment better than any feed. If you need deals this quarter, start there.
Social Keeps Your Name Known
Most people are years from a move. Posts and video keep you familiar until then. With steady referrals and time to post, organic alone can be enough. Add ads when you need reach on a deadline, like a new listing.
Your Site Holds the Proof
Ads and posts should land on pages you own: listings, area guides and reviews. No platform can take those away, and a good page turns a curious click into a call.
Rules Shift, So Check the Setup
Meta swapped its credit category for a wider financial one in January 2025, and HUD pulled guidance in 2025. We recheck your setup whenever the rules move.

What brokers, agents and managers ask before they spend money on social.
Yes. The Act covers any notice, statement or ad about selling or renting a home, and a post that promotes one counts. HUD withdrew its 2024 guidance on digital ads in 2025, but the Act itself did not change, and HUD says it still enforces the text. NAR members also follow Standard 10-3, which adds sexual orientation and gender identity.
